Towering above Monterrey’s upscale Valle Oriente district, Torre KOI marks a new pinnacle of ambition in Mexico’s skyline. Completed in 2017, this mixed-use supertall reaches 279.5 meters and weaves together offices, luxury residences, retail and sky-high amenities. Its koi carp–inspired form symbolizes perseverance and upward momentum, while its technical prowess reflects twenty-first-century engineering.

Strategic Location

Torre KOI anchors the VAO complex on a 31 530 m² plot in San Pedro García Oriente. Bordered by broad avenues and within walking distance of international schools, corporate campuses and leisure districts, the tower taps directly into Monterrey’s economic and social pulse.

Catalyzing a New District

Once a low-rise enclave, Valle Oriente has transformed around Torre KOI. Pedestrian plazas, public art installations and landscaped promenades now link the tower’s podium with neighboring residential and commercial blocks, forging a seamless urban tapestry.

Development and History

Vision and Team

Developer IDEI partnered with local architect firm VFO Arquitectos to craft a signature supertall that would eclipse Mexico’s height records. Structural consultancy came from Stark + Ortiz, while wind-engineering and façade optimization were guided by Thornton Tomasetti and RWDI.

Construction Timeline

Excavation began in 2013, including six basement levels for parking and services. A record 8 000 m³ concrete mat pour in December 2013 established the foundation raft—50 × 40 meters and 4 meters thick—anchored by 78 bored piles (1.6 m diameter, 7 m depth). The reinforced-concrete core rose steadily at one floor per week, topping out in 2016, with façade installation and interior fit-out wrapping by mid-2017.

Architectural Design

Form and Inspiration

The tower’s gently knuckled profile draws on the koi carp’s curves. Subtle setbacks between floors 22 and 48 break up the mass, while diagonal floor plates on upper levels create slanted terraces that frame mountain views and temper solar exposure.

Podium and Connectivity

A six-storey podium houses 3 000 m² of retail shops, a gourmet food hall and fitness studios. At grade, perforated metal canopies and green plazas invite pedestrians from adjacent office towers, while an underground passage links directly to a future metro station.

Functional Program

Office Floors

Levels 1–22 deliver column-free, clear-height office plates of 900–1 200 m². Raised access floors and ceiling plenums support flexible data and electrical layouts. Floor-to-ceiling glazing offers panoramic city and mountain vistas.

Residential Component

Above the office block, floors 23–64 accommodate 218 luxury apartments and 18 penthouses ranging from 130 to 832 m². Each unit enjoys private storage and two to three parking spaces. Shared amenities on level 22 include an infinity pool, fitness center, sauna and lounge.

Retail and Amenities

The podium’s mixed-use levels feature a gourmet food hall, international retail brands and service outlets. A landscaped terrace on level 7 offers al fresco café seating, while a multipurpose event hall hosts corporate and community gatherings.

Construction Highlights

  • The 48-hour continuous concrete pour for the foundation was Mexico’s largest at the time
  • Seven Cemex plants dedicated output exclusively to the project during the pour

Torre KOI reigned as Mexico’s tallest building from 2017 until 2020, but its true legacy lies in redefining supertall mixed-use development in Latin America. It has spurred adjacent high-rise projects, upgraded regional infrastructure and set a new standard for resilience, sustainability and luxury living above 200 meters.
